After graduating from Yale University and playing for the NFL, Nathaniel "Than" Merrill decided to tackle the real estate business. A born leader, full of big ideas, Than saw money to be made flipping houses in New Haven, Connecticut. He called on his childhood friend, Paul Esajian, and together they created CT Homes. Their first challenge is a 650 square foot 3-bedroom "house" in New Haven. Jeremy brings in this dollhouse of a home and now the guys have to get to work. Winter weather leads to broken pipes and flooded basements and construction delays but Than and his crew are confident that this little home has a lot of heart and will make a perfect flip.

Jeremy gets a great lead on a run-down 3 bedroom colonial in Hamden, CT and vows to turn the property into the "pride of Hamden." This lofty goal hits an immediate snag when the team discovers that the previous tenants left the home full of their junk. JD's quick thinking turns lemons into lemonade when he decides to hold a yard sale. Back on track the team encounters a larger problem--steam pipes are blocking a planned expansion of the kitchen. Pipe problems are just the beginning as the guys rush to finish the project in time and on budget. Will Than and his team be able to come out on top with this flip or is it just another pipe dream?

The team at CT Homes is moving to sunny California! Than is working hard to get his feet on the ground while getting to know the Southern California real estate market. The team is opening up a satellite office in San Diego where a crushing downturn in the housing market, followed by thousands of foreclosures, has created big opportunities for experienced flippers. While scouting out the local housing stock, Than manages to find CT Homes' first California flip--a two-family house in San Diego's popular Pacific Beach area. For this flip, Than decides to go green and gets to work with the help of JD and their San Diego project manager, Pat. With a flip in the works and a new real estate scene to master, Than's got a lot of work to do to make his California dream come true.

Wholesaling University Blog Post - Weekly Rehab Updates
We are putting the finishing touches on one of our CA Rehab projects. This rehab has been pre-sold, meaning we had our retail buyer in place as we were starting the actual renovations. The closing is scheduled for November 25, just in time for the new young home owners to enjoy their first Thanksgiving in their new house. “We habitually erect a barrier called blame that keeps us from communicating genuinely with others, and we fortify it with our concepts of who's right and who's wrong. We do that with the people who are closest to us and we do it with political systems, with all kinds of things that we don't like about our associates or our society. It is a very common, ancient, well-perfected device for trying to feel better. Blame others. Blaming is a way to protect your heart, trying to protect what is soft and open and tender in yourself. Rather than own that pain, we scramble to find some comfortable ground.
Compassionate action starts with seeing yourself when you start to make yourself right and when you start to make yourself wrong. At that point you could just contemplate the fact that there is a larger alternative to either of those, a more tender, shaky kind of place where you could live.”

70 - A Flipping Wedding

CT Homes heads to the nearby town of Hamden, CT for their next project. JD gets the lead on a "for sale by owner" Cape Cod-style single family home on Daniel Street. The elderly owner has moved to a retirement facility and his daughter is overwhelmed by the extensive repairs needed to get the house in shape to sell in a down market. Underneath the peeling paint, Than, Paul and JD see great potential in the property for a successful flip in a charming neighborhood. The team decides to go for a new kitchen and bathrooms and a patch up on the roof. But, JD encounters the first major problem in the basement--there's a mystery leak and if it's not patched up right away the team could lose a whole level of living space. While the team is in the midst of figuring out the problems that are mounting at the Daniel Street house, Paul brings even bigger news to the table--he's getting married in two weeks!
45 - Joe's Quick Flip

Paul and Than put CT Homes rookie, Joe, in charge of his first flip. From negotiating the purchase to managing renovations and finding a buyer, Joe must handle it all. When he runs into trouble, Paul is busy training for the New York City marathon and refers him to the CT Homes manual. Supposedly, everything Joe needs to know is in the CT Homes manual, but when he can't find the answers in the book he's forced to do what every experienced flipper masters--learn from his mistakes.

71 - Suburban Steal

The newest project for CT Homes comes by way of one of Paul and Than's investor protegees. He sells them on a steal of a deal in an upscale suburb. It's a 3000 square-foot home on a ½ acre, hill-top lot surrounded by trees and stunning views. The interior is recently renovated with new high-end fixtures. Than is wary of taking on a too many projects given their plans to open a satellite office in San Diego, but Paul and JD argue that, with a couple of small fixes, they will have the hottest house in the neighborhood. The biggest challenge will be trying to sell fast in today's down market. Demo day arrives and with it the first major set-back--the overgrown backyard is home to a strange gravel pit that hides the remains of an outdated septic system. The installation of a new septic system plus the discovery of faulty plumbing inside the house turn this quick flip into a serious challenge.
