The newest project for CT Homes comes by way of one of Paul and Than's Mastery Students. He sells them on a steal of a deal in an upscale suburb neighborhood. It's a 3000 square-foot home on a 1 acre, hill-top lot surrounded by trees and stunning views. The interior is recently renovated with new high-end fixtures. Than is wary of taking on a too many projects given their plans to open a satellite office in San Diego, but Paul and JD argue that, with a couple of small fixes, they will have the hottest house in the neighborhood. The biggest challenge will be trying to sell fast in today's down market. Demo day arrives and with it the first major set-back--the overgrown backyard is home to a strange gravel pit that hides the remains of an outdated septic system. The installation of a new septic system plus the discovery of faulty plumbing inside the house turn this quick flip into a serious challenge.

Take a look at this one I walked through over the weekend. In fact, another local investor in my area is trying to wholesale this deal . Now because there is quite a bit of equity in this one, and they are newer to the game, they also would like to joint venture on this. We may be moving forward on closing this but, we have requested that the bank knock $10,000 off our contract price . Watch the video and see what you think. It's Lori's turn to shine with her new find for CT Homes--a house in shambles with a potentially lucrative side lot. The two-family home is a few blocks away from the VA Hospital and Lori and Than hope that this prime location for renters will attract a buyer looking to rent out the second unit. Based on the numbers, they close the deal without ever seeing the inside of the house--the rest is up to Paul and JD. On first inspection, Paul hates the place and predicts endless problems. He just may be proved right by permit delays, roof damage, and potentially hazardous mold that might cost a fortune to remove . Than's marketing prowess pays off when CT Homes is contacted about a new find. The owner of a 108 year old single family home on New Haven's West Ivy Street is desperate to get rid of the house. After checking the property over, Than takes it off the owner's hands convinced that after some paint and a new roof, CT Homes will stand to make a huge profit from this century-old charmer. However, looks can be deceiving. As demolition begins, rotten exterior siding is revealed as well as some major plumbing issues. On the bright side, after a major clean up of the garage, JD uncovers a '67 Cadillac that is also in need of some tender loving care. Between the house and the car, the team at CT Homes will have to come together--it's time to turn this Caddie Shack into a Cadillac.
