The gang at CT Homes has found another diamond in the rough, a run-down colonial in an up-and-coming working-class neighborhood near downtown New Haven. Both Than and Paul see the potential in this property but as the flip begins, one huge problem emerges that threatens to shut down the whole flip: the water supply for the house comes from a well on the property and connecting the house to the city water line will be a major hurdle to overcome. Add to this fire damage that extends to the eaves of the attic and the presence of lead paint in the garage. The flippers at CT Homes have their work cut out for them.

BALANCE IS SO IMPORTANT! I am constantly reminded of that, almost on a daily basis. Balance between work, family, play, personal time, exercise, rest, vacation, spirituality, community involvement, finances, the list goes on. This has been very present in my mind lately and it is worth sharing.
That being said there are so many opportunities in real estate that there is hardly time to analyze them all. As investors we need to be able to balance our time and spend our energy on the things that will make us money . WHOLESALING is definitely one of those things as we all know being members of WholesalingU. As we are learning about this awesome technologies within the University that can be huge time savers, begin to think about what you need to do more of to balance out your spirit.

What's Love for Technology and Systems Got to Do With It? - Part 1
As you've probably noticed, we have a lot of technology and systems related classes. Why is it so? - you may wonder. The answer is very simple and it's "freedom" to do the business YOUR way, meaning working how, when and where you want! Setting up your business correctly from the start will have a tremendous impact on your time and quality of life. Making money is an important variable in this "freedom" formula, however if you don't take steps to set up your real estate business the right way by using technology accelerators, your bank account may end up with a lot of money but your quality of life will remain the same or worse yet decline!
Now, I get a lot of questions about how do you manage of all of it without technology becoming counterproductive time-sucker in your day. After all, making money in real estate is still about properties and making deals happen not about learning a software program or using the next hot gadget! So how do we find the right balance?
The answer lies in the philosophy of incremental implementation and building a "you-centric" system that involves technology in a way that works around your skills and needs vs. trying to adjust yourself to the technology you are putting in place.
It wasn't until recently that I started to advocate this approach after many frustrating attempts to implement technology to automate all areas of our business. I simply got tired of beating my head against the wall. (I have stitches to prove it...)
The basic idea is to start implementation by using as little as 10-20% of features in any given technology (ex. database). The key here is to implement and start using it consistently before learning the next 10-20%.
Another key point is to work around a system that you are most effective using. So for example, if you are very successful at having conversations with your buyers and sellers and taking down notes in a paper format, but for a life of it, you can not get used to talking on the phone and at the same time entering them into a computer or a database, then it may be a better idea to set up a system that works within these limitations. The reality of things is that if you hate doing something (ex. entering data into a computer), then you simply won't do it consistently and your system will break down.
By making just couple small adjustments and applying this strategy in implementation of technology, I can guarantee it will become a much more effective tool in your quest to build a successful moneymaking machine.
In the next post, we will examine a specific example of designing a system around our recommended database solution - RealeFlow, so you can implement it and use it immediately with more success without developing a technology hangover.

People often ask me what are five best marketing campaigns are for our real estate business. It is a great question and here they are! I included one extra for you as well.
Bandit Signs – This has been a staple for us for the past 6 years and the fastest way to get your phone ringing. Some areas we can not post them, however the areas that are more lenient still produce a great number of leads every week. Pre-Foreclosure Direct Mail Campaigns – We get pre-foreclosure leads in a variety of ways (direct mail, voiceblast leads, door packets left on doorsteps, referrals from realtors, mortgage brokers, and other investors. However our strongest campaign has always been our multi-step direct mail campaigns. Our most effective response time is right after the lis pendens or notice of default has been filed. Free & Clear Direct Mail Campaigns – This direct mail campaign targets homeowners who have a lot of equity in their homes. Although not as motivated as homeowners in pre-foreclosure these leads are easier deals to negotiate because you do not have to perform a short sale. Probate Direct Mail Campaigns – When a homeowner passes away and the home is not in trust then it will have to go through the probate process in order for title to transfer to a living heir. These are great leads because a lot of times the living heirs live out of state and just want to dump the homes. Internet Leads – I have grouped these leads together although they come to us in a variety of ways. We use video ads, craigslist ads, articles, ad words, and blogs to drive in these leads. We get them to call us or visit one of our lead capture pages to get the leads. Referrals from Realtors, Mortgage Brokers, Other Investors – Obviously there is no cost to these leads besides the time it takes to set up the relationship. This has been our steadiest source of leads for year and they come in every month. Now, we have a lot of other campaigns we use as well. Have a great day and I hope this helps you!
