Wholesaling University Post - Choosing A Home Through Your Kids’ Perspective

You might not be alone when you hunt for a move-up house. If you have children who are at least old enough to talk, they are going to want a say in where you live. Even if they are destined to move out of the nest in a year or two, they want a say. They also want a guarantee that their bedrooms will become eternal shrines to their childhood.

Certainly you want to hang on to your adult prerogative to make decisions but you would be wise to at least consider what they have to say. Kids pick up on things adults often miss. You might even give your children some age-appropriate tasks in your house hunt. For example, they might check out the backyard or report on whether the neighbors have barking dogs. Ask them to size up each house in terms of how they would use it. Where would they set up the computer, do homework, work on crafts or hang out with their friends?

Of course listen to the kids but do not let them drive your decision. Kids can be more conservative and resistant to change than the worst adult. Then once the decision is made and they have settled in, they might turn around and say the new house they criticized so vehemently is now the greatest place in the world. They are kids and they do that.

You are the grown-up and grown-ups make all the hard decisions. As the grown-up, you will want to apply your seasoned judgment to the things that will be important to them. The quality of local schools is paramount of course. Other amenities count too. Is the yard fenced? If not and you would like to add a fence after you move in then make sure they are not prohibited by the homeowner’s association or local zoning laws.

While you’re at it, check to make sure the kids’ basketball hoop is not prohibited as well. Are there swimming pools, parks or playgrounds nearby? Can older kids walk or bicycle? Are there hazards nearby like water retention ponds or busy highways? Finally, pay attention to traffic as you drive home from your visit.

Would you and your kids have to cross an intersection every time you left the neighborhood?

Wholesaling University Post - What To Look for in a Newly Constructed Home

New homes are a bit different than their ‘existing’ counterparts. Everything in them is so shiny and new and it’s much easier to overlook structural defects and other problems in the dwellings.

Making it particularly difficult is the fact that you will have either a model home or someone else’s home which you accessed through a builder’s referral to look at and not your actual home.

Fortunately there are ways to ensure that your new home doesn’t become a money pit. From checking builder references to hiring independent home inspectors who will monitor the entire business process to clearly communicating your wants and needs to the builder, there are myriad steps you can take to educate yourself on the new-home buying process.

For starters, make sure that the builder is properly licensed and insured. Do this by checking with your state’s Construction Industry Licensing Board and by asking to see the builder’s certificate of insurance. Next, ask for a list of customer references and call them. If possible try to visit at least one home to look for any structural problems or defects that might end up in your own home.

As you move through the home, open and close doors to make sure they operate correctly and check out the workmanship and operability of cabinets. Do not be afraid to ask the home owners if they received good service from the builder after the sale because any builder will tell you that there is ‘no such thing as a perfect home.’

The builder who is responsive when it comes to follow-up work is the one you want to work with. Also in the realm of after-sale service is the home warranty, an area that you should discuss with your prospective builder. Most will offer a one-year warranty at minimum or an insured warranty that protects against major structural defects and is transferable to the new owner should you decide to sell it before it expires. Ask about the warranty, study the contract, familiarize yourself with it and then ask questions.

Wholesaling University Post - What to Look for when Previewing Homes

Homes for sale that look great can make it very hard to use a critical eye when looking at them. Buyers often lose sight of the fact that there might be structural problems or defects that they will have to contend with later.

To avoid falling into this trap have a good idea of exactly what you should be looking for before entering the home. Determine on your own, with your family or with someone you trust which elements of the home each of you will check out during the tour and stick with the plan no matter how terrific the home looks to the naked eye.

All homes are complex no matter how big or small, old or new. There are internal heating and cooling systems, electrical components, hot water heater, plumbing fixtures and a myriad of other issues that are hard to assess for the average home buyer.

Realize that you are not going to catch every single flaw or defect on your first run through a home, although there are a few key areas that every home buyer should look at before making a decision. Once you have decided on a home you will also want a professional home inspector to conduct a more thorough review of the home.

Below are the most crucial areas of a home that you should look at, should ask questions about and review critically on your first visit to a home.

Interior

  1. Windows, doors and door frames
  2. Ceilings
  3. Flooring
  4. Fireplace
  5. Basement
  6. Attic
  7. Cabinets and counters

Exterior

  1. Color and quality
  2. Porch and desk
  3. Maintenance
  4. Gutters and roof
  5. Foundation
  6. Doors and windows

Surroundings

  1. Driveways and walkways
  2. Views and boundaries
  3. Bushes, trees and grass
  4. Neighboring homes and how they are kept and maintained

Wholesaling University Post - Refinishing Wooden Furniture

Just because the finish on a piece of furniture is worn and weathered does not mean that you should strip it. Don’t do it if you think the furniture is custom-made or a potential antique.

When the varnish on a piece of furniture is worn you can revive it by simply sanding the old varnish down with fine steel wool in the direction of the grain, applying a thin coat of diluted stain and then re-varnishing.

If the paint or varnish on a piece of furniture is cracking, bubbling or peeling you may need to strip away the old paint or finish and apply a new finish. Though stripping is a common do-it-yourself project, it can be very time-consuming especially if your piece has an intricate design or lots of pieces.

Wood Strippers

There are two types of wood strippers; solvent-based strippers and water-based strippers.

Solvent-based strippers require a well-ventilated area, gloves, long-sleeved pants and shirts and goggles for protection. They strip more quickly than water-based ones but water-based strippers are less hazardous to work with.

In either case use paste strippers as they adhere well to vertical surfaces. All strippers need time to work and the more layers of pain or finish you are removing then the more time it takes. Remove all drawers, doors and hardware from the piece of furniture before starting and work the surfaces one at a time. Brush on a thick coat of stripper and leave it in place for at least three minutes per layer of finish.

Tough jobs take as long as 20 minutes and you may need to purchase special plastic wrap to keep the stripper wet while it works. Remove the dissolved paint or finish with a flexible putty knife, avoid stiff tools that might gouge the wood.

On intricate carvings, use an old toothbrush to get into tight spots. Use steel wool to remove any remaining stripper. Finish stripping by cleaning off the residue. For chemical strippers use turpentine or denatured alcohol, for water-based strippers, water.

Let the wood dry then lightly sand the surface before applying a new finish according to the manufacturer’s instructions.

Wholesaling University Post - Next-Tier Borrowers

The next tier consists of those with a credit score ranging from 700 to 719. If your scores were in this range on that day then the lenders would quote you a slightly higher interest rate which is 5.88 percent. This of course would boost the payment but not by much. You would pay $1,184 each month which is just $16 more than a borrower with the very best score. You still would be offered a broad assortment of loan types.

Although the difference between a perfect and a good enough FICO score isn’t that great, the difference between a good enough score and a poor one can be huge. If your score ranged from 620 to 674 on that day then you could expect to pay much more in interest which is 6.42 percent. This translates to a monthly payment of $1,254. That’s $86 more than a borrower with a top score would be paying month after month. In addition to being required to pay a higher rate you would be offered fewer loan choices. It could mean being offered only adjustable-rate loans even though you might prefer fixed. You also might be stuck with a nasty prepayment penalty if you try to refinance to a better loan within two or three years.

Wholesaling University Post - PITI – What Is It?

During your ventures you will probably hear this term used a lot. It stands for principal, interest, taxes and insurance.


Every loan includes principal and interest payments and those labeled PITI also include taxes and insurance. Property taxes and homeowners insurance payments can be paid in an annual lump sum. PITI means that these payments are instead spread out over the year and included in each mortgage payment.

Because mortgages are such loans paid off over a period of fifteen to thirty years then the monthly payments comprise all or some of the following five components:


  • Principal – the actual loan balance.
  • Interest – the interest you owe on that balance.
  • PMI
  • Real Estate Taxes – assessed by different government agencies to pay for school construction, fire department service and other facilities.
  • Property Insurance – insurance coverage against theft, fire, hurricanes and other disasters.

With PITI you essentially ‘escrow’ your tax and insurance payments, meaning that the amounts are tacked on to your monthly mortgage payment so that they are covered when the tax or insurance bill comes in. You can also opt to pay the latter in full when they come due rather than in monthly installments to the escrow account which is also known as an ‘impound’ account.

Wholesaling University Post - The law of Unintended Consequences

 
I attended a training this week and wanted to share with you some of the great info that I received.

The training - held by the Haines Centre for Strategic Mangement - centered aroud the concept of Systems Thinking, where you consider the larger effect and consequences of actions and behaviors.

The Haines Centre uses the Rubik's Cube to visually exemplify their point:




"The Rubik's Cube is actually a system and unless you know and understand the System and how it
works, you keep having these Unintended Consequences of fixing one color on one side; only to have this mess up one or more other sides".


They use the Rubik's Cube as an analogy for modern life: we all go about "our" lives doing "our" thing, having no clue of the larger impact (or unintended consequences) of our actions.

This can apply to something large such as lifestyle choices (i.e. driving a gas guzzler and the ultimate impact on the environment), as well as something that we perceive as small, such as avoiding changes to keep comfort levels but which then may create a failure in achieving long-term goals.

So here are my questions for you this week:
  • Can you find any unintended consequences in your own life?
  • Have you been looking at your life as just one face of the Rubik's Cube without full regard to the other sides?
  • Has some of the "fixes" on one side adversely affected the others?
  • What are some of your actions that can possibly create unintended consequences?

Not judging ourselves and others is a difficult thing to do:

We are all filled with lists of "shoulds" and "musts" both for ourselves and others; our personalities cloud our perceptions, reducing human beings to a handful of adjectives that - even when positive - box people into limiting concepts.

So, once again I bring Anthony de Mello's unique wisdom that can help us look beyond our judgments:


"It is sobering thought that the finest act of love you can perform is not an act of service but an act of contemplation, of seeing. When you serve people you help, support, comfort, alleviate pain. When you see them in their inner beauty and goodness you transform and create.

Think of some of the people you like and are drawn to you. Now attempt to look at each of them as if you were seeing them for the first time, now allowing yourself to be influenced by your past knowledge or experience of them, whether good or bad. Look for things in them that you may have missed because of familiarity, for familiarity breeds staleness, blindness and boredom. You cannot love what you cannot see afresh. You cannot love what you are not constantly discovering anew.

Having done this move on now to people you dislike. First observe what it is in them that you dislike, study their defects impartially and with detachment. That means you cannot use labels like proud, lazy, selfish, arrogant. The label is an act of mental laziness, for it is easy to stick a label onto someone. It is difficult and challenging to see this person in his/her uniqueness..."

Think about it: judgments are nothing more than mental laziness... it takes Work to look beyond our perceptions, it takes Work to constantly look into people's eyes with the openness needed to really SEE them.

This Work requires commitment; it requires that we get out of our comfort zone and - consciously -  stop our mental laziness.

CT Homes has neighbor problems when they set out to flip one of their rental properties. The place needs work, but the neighbors who own the adjoining property like things just the way they are ... ugly. While JD attempts to woo the neighbors, Paul agrees to help his hairdresser who is struggling to jump start her own business. Not only does Kate need a new salon, she needs to re-think her business plan. Paul and Than start out managing the renovation of her salon, but discover big financial problems and end up helping Kate flip her business.

After graduating from Yale University and playing for the NFL, Nathaniel "Than" Merrill decided to tackle the real estate business. A born leader, full of big ideas, Than saw money to be made flipping houses in New Haven, Connecticut. He called on his childhood friend, Paul Esajian, and together they created CT Homes. Hello Everyone

How did the First Ingredient of Love portion of Anthony de Mello's text sit with you last week?

Did it bring some awareness to your behaviors and expectations?

So, here's the second part of the text... this is intense, so take a deep breath!

... "The second ingredient is equally important to see yourself, to ruthlessly flash the light of awareness on your motives, your emotions, your needs, your dishonesty, your self-seeking, your tendency to control and manipulate. This means calling things by their name, no matter how painful the discovery and the consequences. If you achieve this kind of awareness of the other and yourself, you will know what love is. For you will have attained a mind and a heart that is alert, vigilant, clear, sensitive, a clarity of perception, a sensitivity that will draw out of you an accurate, appropriate response to every situation at every moment. Sometimes you will be irresistibly impelled into action, at others you will be held back and restrained. You will sometimes be made to ignore others and sometimes give them the attention they seek. At times you will be gentle and yielding, at others hard, uncompromising, assertive, even violent. For the love that is born of sensitivity takes many forms and it responds not to prefabricated guidelines and principles but to present, concrete reality. When you first experience this kind of sensitivity you are likely to experience terror. For all your defenses will be torn down, your dishonesty exposed, the protected walls around you burned.

Think of the terror that comes to a rich man when he sets out to really see the pitiful condition of the poor, to a power-hungry dictator when he really looks at the plight of the people he oppresses, to a fanatic, a bigot, when he really sees the falsehood of his convictions when they do not fit the facts. The terror that comes to the romantic lover when he decides to really see that what he loves is not his beloved but his image of her. That is why the most painful act the human being can perform, the act that he dreads the most is the act of seeing. It is in that act of seeing that love is born, or rather more accurately, that act of seeing is Love.

Once you begin to see, your sensitivity will drive you to the awareness, not just of the things that you choose to see but of everything else as well. Your poor ego will try desperately to blunt that sensitivity because its defenses are being stripped away and it is left with no protection and nothing to cling to. If you ever allow yourself to see it will be death of you. And that is why love is so terrifying, for to love is to see and to see is to die. But it is also the most delightful exhilarating experience in the whole world. For in the death of the ego is freedom, peace, serenity, joy.

If it is love that you truly desire then set out at once on the task of seeing, take it seriously and look at someone you dislike and really see your prejudice. Look at someone you cling to or something you cling to and really see the suffering, the futility, the unfreedom of clinging and look long and lovingly at human faces and human behavior. Take some time out to gaze in wonder at Nature, the flight of a bird, a flower in bloom, the dry leaf crumbing to dust, the flow of a river, the rising of the moon, a silhouette of a mountain against the sky. And as you do this the hard, protective shell around your heart will soften and melt and your heart will come alive in sensitivity and responsiveness. The darkness in your eyes will be dispelled and your vision will become clear and penetrating, and you will know at last what love is."

Hello Everyone

I just came across another amazing gem by Anthony de Mello - lets talk about love!

We all have different (preconceived) ideas of what love is, but most of us never
really stop to think what these are.

So, here's Anthony de Mello once again making us think:::

"Everywhere in the world people are in search of love, for everyone is
convinced that love alone can save the world, love alone can make life meaningful
and worth living. But how very few understand what love really is, and how it
arises in the human heart. It is so frequently equated with good feelings toward
others, with benevolence or nonviolence or service. But these things in themselves
are not love. Love springs from awareness. It is only inasmuch as you
see someone as he or she really is here and now and not as they are in your
memory or your desire or in your imagination or projection that you can truly love
them, otherwise it is not the person that you love but the idea that you have
formed of this person, or this person as the object of your desire not as he or she
is in themselves.

Therefore the first act of love is to see this person or object, this reality as it
truly is. And this involves the enormous discipline of dropping your
desires, your prejudices, your memories, your projections, your selective way of
looking, a discipline so great that most people would rather plunge headlong into
good actions and service than submit to the burning fire of this asceticism. When
you set out to serve someone whom you have not taken the trouble to see, are
you meeting that person’s need or your own? So the first ingredient of love is
to really see the other."

So we just finished our 4 Day Intensive Rehab Bootcamp in Jacksonville, FL. It was an amazing event with 150 of our close friends, students and investors. So many great relationships were build and there was a tremendous amount of education and excitement.  I want to thank everyone!

Check out this cool picture of Paul on site at the bus tour. We actually go out in the field to look at properties and estimate repairs. Very exciting day. Paul loves this picture because it looks like he grew a foot overnight.

Remember: There is a direct correlation between an increase sphere of comfort and getting what you want.

Here We Go. Great exercise to increase your zone of comfort and also improve your connection with people.

Learn to Eye Gaze

Some speed dating events use this concept of gazing into the eyes of each partner for three minutes at a time with absolutely NO speaking permitted. If you have ever tried this it becomes clear how uncomfortable most people are doing this. For the next two days, practice gazing into the eyes of others- whether people you pass on the street or conversational partners- until they break contacts. Here are some hints:

  1.    1.  Focus on one eye and be sure to blink occasionally so you don’t look like a psychopath or get your ass kicked.
  2. In conversation, maintain eye contact when you are speaking. It’s easy to do while listening.
  3. Practice with people bigger and more confident than yourself. If a passerby asks you what the hell you’re staring at, just smile  and respond, “Sorry about that. I thought you were on old friend of mine.”

to meet all of my wife's family this last week, we got multiple offers as one of our latest REHAB projects in San Diego. The beauty of this business is that with technology, you can work from anywhere. For the next 2 weeks I will be working from another country closing this project out. Your business should really be just a "hobby" that you do while you follow your true passions. For me, family, friends and new experiences. Real Estate investing is an amazing thing, but your passions should drive you. Enjoy the video.

The newest project for CT Homes comes by way of one of Paul and Than's investor protegees. He sells them on a steal of a deal in an upscale suburb. It's a 3000 square-foot home on a ½ acre, hill-top lot surrounded by trees and stunning views. The interior is recently renovated with new high-end fixtures. Than is wary of taking on a too many projects given their plans to open a satellite office in San Diego, but Paul and JD argue that, with a couple of small fixes, they will have the hottest house in the neighborhood. The biggest challenge will be trying to sell fast in today's down market. Demo day arrives and with it the first major set-back--the overgrown backyard is home to a strange gravel pit that hides the remains of an outdated septic system. The installation of a new septic system plus the discovery of faulty plumbing inside the house turn this quick flip into a serious challenge.

Here is an awesome message from my wife Debora....Give it some thought!

butterfly.jpgI just came across one of my favorite tests, called "What Must I do" by Anthony de Mello and wanted to share a portion of it with you.

This is an important issue that comes up often for many of us, as we get stuck in tendencies and "preferences" that limit our experience of Reality.

As you read it, think how it applies to your own life now and in the past.

"Think of yourself in a concert hall listening to the strains of the sweetest music when you suddenly remember that you forgot to lock your car. You are anxious about the car, you cannot walk out of the hall and you cannot enjoy the music. There you have a perfect image of life as it is lived by most human beings.

For life to those who have the ears to hear is a symphony; but very, very rare indeed is the human being who hears the music. Why? Because they are busy listening to the noises that their conditioning and their programming have put into their heads. That and something else – their attachments. An attachment is a major killer of life. To really hear the symphony you must be sensitively attuned to every instrument in the orchestra. When you take pleasure only in the drum, you cease to hear the symphony because the sound of the drum has blotted out the other instruments. You may have your preferences for drum or violin or piano; no harm in these, for a preference does not damage your capacity to hear and enjoy the other instruments. But the moment your preference turns into an attachment, it hardens you to the other sounds, you suddenly undervalue them. And it blinds you to its particular instrument, for you give it a value out of all proportion to its merit."


Just sit with it for a while and see what comes up for you.

                   As we start the 2nd month of this year, 2010, I remind everyone to revisit their goals!!

I just completed a BIG one of mine, an 8 month process, obtaining my California Brokers license.
I begin course material in June or 2009, finished all the courses in early January 2010 and passed my test just this last Wednesday, February 3 2010. Today I feel fantastic. I share that with everyone 1) because I an excited and 2) I want everyone to understand the power of GOAL SETTING.


Here is a great excerpt from the book
"The Diamond Cutter" that I am reading. I found it very interesting, motivating and challenging at the same time. I believe if you do these things, you will put yourself down the path of success. The author, Geshe Michael Roach is discussing imprints on the mind.......

The crew at CT Homes decides it's time to flip two multi-family Victorians on Elm Street which they own as rental units. The beautiful homes situated in one of New Haven's historical landmark neighborhoods near Yale should turn a hefty profit, but they need to be improved before they can be sold. It's competition time as Paul and Than square off against JD and Jeremy to see who can do the best flip and make the most profit. The two teams differ in every area, from budget to design. Will JD and Jeremy's motto of "flip it fast and flip it cheap" hold up against the more conservative Paul and Than who believe that more time and more money makes for a better flip?

Than heads to Hartford to capitalize on a flip gone wrong. A flipper has foreclosed on a three family building in one of Hartford's up and coming neighborhoods and the project was left unfinished. The team has already secured a buyer and their newest acquisition is looking like it will result in a big profit and an easy rehab. But after settling on a price, Paul and JD discover that this project won't be as easy as it looks. Turns out this is a classic case of mortgage fraud--all of the previous owner's "renovations" are revealed to be superficial. The problems keep adding up from a bee infestation to a complete plumbing overhaul. JD will have his hands full trying to deal with this "Hartford Headache."

38 - Pipe Dreams

Saturday, January 30 2:00pm ET

Jeremy gets a great lead on a run-down 3 bedroom colonial in Hamden, CT and vows to turn the property into the "pride of Hamden." This lofty goal hits an immediate snag when the team discovers that the previous tenants left the home full of their junk. JD's quick thinking turns lemons into lemonade when he decides to hold a yard sale. Back on track the team encounters a larger problem--steam pipes are blocking a planned expansion of the kitchen. Pipe problems are just the beginning as the guys rush to finish the project in time and on budget. Will Than and his team be able to come out on top with this flip or is it just another pipe dream?

As the market continues its downward spiral, Than and Joe find an opportunity--an overleveraged house heading into foreclosure. The bank is eager to unload their money pit and agrees to a short sale that allows Than to buy the place for less than the amount owed.Than's bargain quickly becomes Paul and JD's headache. The house has been home to squatters who trashed the place, then stole the valuable copper piping out of the walls. The neighborhood, while in transition, has a long way to go. Securing the job site becomes an issue when an intruder goes after the brand new plumbing. A Nor'easter sweeps through New Haven holding up work, and just when the sun starts shining, Paul has to deal with an unsettled lead lien--which may or may not cost them a fortune.

For me it was always an internal issue of "what if I don't reach them...am I a failure" That is of course not true and it took me some time to realize it. Understand that if you set goals and work towards them in 2010, at the end of the year you will be in a better place than if you did not set any at all.

As we begin the new year, we are going to be training on all kinds of NEW TOPICS. Many members have requested that we cover some more rehab topics and that is exactly what we are going to do. Remember that I personally read all requests and so it is IMPORTANT that you stay active inside Wholesaling University. GoalSettingLogo-WEB-big.jpgWith 3 days left in 2009, NOW is a good time to look forward to 2010!! Start by setting your goals for the new year and don't be afraid to set them high. Even if you do not reach them all....you will still be further along than if you did not set them at all.

Another great idea that I have been working on with my personal coach is to create a Doctrine, if you will, for "How I Want To Operate" in 2010. Think of it this way, how do you want to honor yourself, your goals, those around you, the environment, etc., etc. This will give you a blueprint for your success in the coming year. I am creating mine this week and I encourage you to do the same.

I was reminded today, again, how precious life really is as my uncle had to go to the hospital. He will be ok, thankfully, but I have spent the reminder of the day thinking about life. Start living today!!

The gang at CT Homes has found another diamond in the rough, a run-down colonial in an up-and-coming working-class neighborhood near downtown New Haven. Both Than and Paul see the potential in this property but as the flip begins, one huge problem emerges that threatens to shut down the whole flip: the water supply for the house comes from a well on the property and connecting the house to the city water line will be a major hurdle to overcome. Add to this fire damage that extends to the eaves of the attic and the presence of lead paint in the garage. The flippers at CT Homes have their work cut out for them.
